As storm season approaches you will find more and more roofers in the area. This is not because there are more roofers opening business in the area, it’s because the  ”fly by night” roofers come to town. North Texas is known for the amazing thunderstorms and hail we get during April and May. Because of these storms, roofers come from all different parts of the country to make a quick buck. What makes these roofers different from local roofers?

Storm chasers come out from the wood works when a big storm hits the area. They claim to have been in business for many years, they’ll offer warranties that no one can beat and sometimes even give you cash back on your roof. If it sounds too good to be true, it probably is. Many homeowners love the idea of getting a free roof (because your roofer is covering the insurance) AND getting money back. It’s equivalent to winning the lottery. There are many problems with this.

Storm Chasers will get a local phone number and PO Box

Know that anybody can get a local number. It’s as simple as logging onto your Google account and choosing ANY phone number that you want or driving to Metro PCS for a month to month contract. Local numbers don’t mean they are local to the area. Take time to do dirty work by searching online for their business and see what people have to say about the company.

Check Online Reviews

Sites likes Yelp.com or Google Reviews make it easy to find out how reputable a company is. If there are no reviews, ask why? If a company has been in business 10 years but not one person has had anything to say about them, that might draw a red flag. If a company has a bad review, don’t throw them out the door. Ask the company about the review and get the roofers side of the story. It’s a fact that most people will write a bad review before ever writing a good review about a company. People want to be heard so the roofing company may have a bad review or two. If the reviews are ALL bad, then run the other way.

Search for the Company on your Local Better Business Bureau

The Better Business Bureau (BBB) is a great resource for consumers to check local businesses. The BBB grades business from A+ to F on consumer claims and the business tactics.  The BBB reports on businesses that are accredited and not accredited. BBB works closely with local, state and federal law enforcement agencies, providing them with valuable information on potential frauds so use this free resource. Storm Chasers Offer a Longer Warranty Than any Other Company

These storm chasers offer you a warranty that out beats every other company because they won’t be here in a few months, they’ll leave town and you’ll never see them again. When your roof starts leaking from a faulty roof and you try to call them (since your roof is still under “warranty”) you’ll call and get a disconnected number. They can promise you the moon, but they won’t be able to fulfill it. Be weary and ask questions if you don’t completely understand.

Storm Chasers will Replace Your Roof for Free by “Covering” your Deductible

Your only out of pocket expense when getting your new roof will be your deductible. Everybody’s deductible is a different amount depending on which coverage plan was chosen through their insurance.  An insurance deductible may be defined as the amount you must pay upfront before the carriers pay you for the loss covered. Offer you Cash Back on your Roof

You are jumping with joy because not only is your roof free but you will make money on the deal.  Like I said before, if it’s too good to be true, than it probably is. Let’s review this topic. If a roofer is able to give you money back on your roof, they must be cutting corners somewhere on your roof. They will most likely be hiring roof installers that are not qualified or they might not even pay the roof installers. (We’ve seen this many times.) If they’re not slacking on the installation, they will be installing a used shingle or a shingle that you never agreed to. You might have ordered a 30 year Owens Corning Driftwood shingle, but they are installing a low grade shingle from another manufacturer that is half the cost but the same color. How will you ever know the difference?

Ask for References

References are key. Ask for phone numbers, addresses and names of customers that you can call. If the roofer is unable to provide you with anything, be weary. If the roofer gives you a list of references, call one or two of the customers on the list and ask about their experience, if the roof was done in a timely manner, and if they would recommend using the company. People will tell you the truth, don’t be afraid to ask. Drive by the houses that the company says that they have recently roofed and take a look at their roof. Check to see if it looks good from the ground. Don’t be shy!

Don’t Feel Obligated to Sign a Contract

Fly by night roofers will use high pressure sales tactics to push you into signing a contract or contingency agreement. Don’t sign anything if you’re not comfortable. The best thing to do is take their info, and tell them you will call them when you make a decision – even if you think they’re a legit company. Use this time to do research on the company by checking their references, the BBB and credibility.

Shop Local and Use a Company That Has Been In Town for Years

Instead of going with a company from out of town or even out of state, how about using a local company that has been around town for years? There are many companies that you might not know about. Ask your neighbors and friends for a recommendation. Many companies, like LSDG Roofing, offer a referral program. Another great resource to utilize is your local Chamber of Commerce. They will be able to direct you contractors in your area.

Don’t Pay for your Full Roof Up Front

If a roofer tells you that they need full payment for your roof upfront, then RUN the other way. Chances are they will take your money and have a nice vacation with it.  You will probably never see them again. At LSDG Roofing, we ask for your first insurance check before we drop material. If you do not feel comfortable giving us the whole check, we ask for half of it up front and the second half as soon as we drop material. If you pay for your whole roof up front, how can you trust that they will return to fix your roof?

Ask to See Their Drivers License

Allowing a stranger into your home is scary. Ask to see their drivers license to check their identity and also to see what state it’s from. Obviously, you would want to see a driver’s license from the state that you are living in.  Checking their license is a safe, secure way to know who you are dealing with. Don’t worry, they won’t take any offense to it!

Not all roofers that arrive on your door step after a storm are dishonest. We don’t want to scare you away from all roofers, because they aren’t all bad. We do want to help you make the right decision when giving someone access to your home.  State Insurance Commissioner Eleanor Kitzman says that Texas has one of the highest rates of fraud in the roofing repair industry. That’s scary to think about, but if you do your research you won’t have any problems. The insurance claims process can get very confusing as a homeowner. We are here to help you make the claims process as easy as possible. We’ve listed below some Frequently Asked Questions. How long will it take before my insurance company settles with me?

The takes time for your insurance company to settle your claim will vary. If your cause of loss was a natural disaster affecting the area in which you live, there could be access issues which will undoubtedly cause delays in inspection, and therefore, a delay in all activity that follows. There is no set time limit under the law for settling the claim with you, but a company that takes “too long” to pay, according to the Texas Department of Insurance, is liable for your reasonable attorney fees plus damages equal to 18 percent of your claim if you sue and win.

The law sets guidelines such as:

  • The company must respond within 15 days after receiving your claim in writing
  • After you submit any requested documentation, the company has 15 days to accept or reject your claim.
  • Once the company agrees to pay you for your claim, it must send a draft or check within 5 business day. A company that cannot meet the above deadline must send you a written notice explaining why.

How long after I file my claim will it take for the insurance company to send someone out to inspect the loss site?

That depends on whether the site is accessible and safe, and whether your loss is one of many in a broad disaster or a single home fire or other type of loss. Most policies say that once you provide notice to your insurer in writing, the company must begin investigating your clam within 15 days, unless there is a named storm, which may give them additional time.

What are my duties and what are my insurers’ duties after a loss?

Your Duties:

  • Give your insurer written notice of your claim.
  •  Cooperate with reasonable request from your insurance company
  • Support your loss by providing requested information to the insurer
  • Mitigate your damages (Take steps to prevent further damage)

Your Insurer’s Duties:

  • Investigate your claim thoroughly and in a timely fashion
  • Treat you fairly
  • Pay for covered damage promptly
  • Tell you in writing why your claim or part of the claim was denied.

If your claim is denied but there is damage present, we can help you schedule a re-inspection to get a second opinion.

My insurance company is refusing to pay anything up front for my contractors overhead and profit. I don’t have the cash to advance this item, and he won’t get started without it, so I’m stuck.

Provide your insurer with an executed contract (a contract document signed by all parties to it.). Most insurers will make an initial payment if you present them with a signed contract between you and the contractor.

How much Overhead and Profit is standard in Texas?

Twenty percent is standard for the insurer (10% for overhead, and 10% for profit), although many trades mark up their costs higher than 20% to increase their profits.

My insurance company keeps reducing what they’re going to pay by “depreciating” items in my claim; what can I do?

The newer the item, the less depreciation. The better the condition of an item, the greater chance of reducing the depreciation. If the items in question have a longer life than the insurer wants to acknowledge, then support your position by presenting the insurer with facts about the usable life of certain items. (This is one of the important reasons for documenting your property and possessions prior to experiencing a loss.)

How can I find out what my rights are and what the rules and laws are that apply to insurance claims in Texas?

You can find the Homeowner’s Bill of Rights on the Texas Department of Insurance website. You can also file a complaint there if you believe your insurer is not handling your claim in good faith. This link will take you to the complaint form page: Texas Department of Insurance Complaints. Also visit the Consumer Protection section of the Texas Attorney General’s website. If you are so inclined, you can read the Insurance Code in the Texas Statutes. This can be accessed online for free.

Will the Texas Insurance Commissioner’s office help me if I run into problems?

Maybe. You can file a complaint through the Insurance Commissioner’s website, and they will investigate and respond. The telephone number for the Texas Department of Insurance Consumer Help Line is (512)463-6515 or 1-800-252-3439. Don’t expect the Texas Department of Insurance to aggressively advocate for you.

The insurance company is pressuring me to accept a settlement but I think it may be low. What can I do?

While you don’t want to rush into a settlement that is too low, try to get the undisputed about paid without having to sign a release.  It is always wise to get expert advice from a contractor before accepting a “final” claim settlement offer.

Do I have to accept the dollar amounts the insurer offers me?

No! You can do research on the Internet, get input from experts, or get two or more estimates from real world contractors or suppliers in order to challenge the amount the insurance company is offering.

If a dispute arises between me and the insurance company or adjuster, where can I turn to for help?

Insurance Claims

Knowing the difference between a roof repair and a re-roof can be very difficult to the untrained eye, that is why we suggest getting in contact with one of our professional roofers as soon as you notice any problems.  If we believe there is enough damage to be an insurance claim, the next step is to contact your insurance provider. Our representatives will have your insurance phone numbers, and will help you through the whole process. We will make sure everything goes as smooth as possible.

After speaking with your insurance company, they will ask you a few questions about the damage, mention any interior damage that the roof may have caused as well. At this time they will assign you a Claim number. Be sure to write down this claim number, it will come in very handy throughout your roof replacement. Within 3-5 days and insurance adjuster will contact you to set up an appointment so he can take a look at your roof.

As soon as you have your claim number and appointment set, it is crucial you let us know this information. Your roofing professional will meet with the insurance adjuster and look over the roof with him.  We like to meet with the insurance adjuster for a couple reasons. Many times an adjuster will look at the roof and not see any damage. LSDG Roofing will be there to point out any spots that the adjuster may have missed.  Another reason we like to meet with the adjuster is to be able to communicate with him over any differences that we may see. It is much easier to go over these differences while we are at the house and have easy access to the roof. This will clear up any confusion that may occur in the long run.

The adjuster will either approve or deny the claim. If the roof is denied or he has given you a low settlement, this is where we can help get your roof either approved or more work done. If the roof is approved for a roof installation, then we move forward in the process and work will be able to begin very soon.
